Terri Garner and Alia Carter, the co-Founders of Investors in Action, met in 2009 at a local investment club where they connected through its real estate investment challenge.  Through this rigorous and demanding challenge, they saw that together they had the winning combination for a great business relationship – strong work ethic, high integrity, positive mindset and complementary skills.  Terri being the master of implementing systems, process and compliance details, while Alia loved analyzing deals, networking with other investors and innovating creative and profitable solutions for projects they worked on.  Upon completing the challenge, they put their savings together to lend to several local rehabbers – A partnership was born!

By 2011, Terri Garner and Alia Carter had already completed over a decades worth of deals and officially formed a company together.  Together they have been the financial partners on over 100 rehabs, self-storage facilities, residential properties, vacation rentals and mobile home parks.  Investors In Action is their primary real estate company that offers on-demand education to investors wanting to learn about self-storage and management of their funds.

To date, the duo has initiated 3 investment syndications that allows qualified investors to participate in various funding and ownership opportunities.  The primary purpose of their current fund is to assist with purchasing stabilized and value-add properties that fit their stringent investment criteria.  Their goal is to help other investors create financial freedom through passive investments, education and active property ownership.

Our vision of investing isn’t about helping the rich get richer – we believe in wealth creation for all.   The co-founders of Investors in Action seek to contribute their own time, talent and finances to organizations that uplift women, children and minorities – so that everyone has an equal playing field when it comes to building a strong financial future.

The name of our management company “Investors In Action” and “Legacy Growth” (our most recent fund) were inspired by the change we want to see in the (investing) world.

After watching countless peers get stuck in the quagmire of “analysis paralysis” on potential deals, Investors In Action came about due to our willingness to quickly conduct due diligence, make decisions and move forward.   Legacy Growth was inspired by our long term commitment to helping others develop generational wealth – it’s for those who wish to expand their passive income, while assisting underserved populations with education and financial resources to create wealth too.

INVESTOR QUESTIONS

Q: What types of deals do you finance?

A: We are financial partners to experienced real estate professionals that purchase  “value add” properties, or cashflow properties that still have significant upside potential.  In the past, we have also funded shorter-term single family rehabs that are normally put back on the market for resale within 6-12 months.

Operational partners that we team up with must have an existing track record of success and systems in place.  They may work with us for acquisition, bridge or rehab financing.

Q: Why would a someone partner with your company vs. borrowing money from a bank?

A:  First we offer a long term strategy and personal relationship with our operational partners.  We can respond faster to their financing needs versus banks that can take 45 days or more.   Due to the “value add” nature of some of the subject properties, a bank may not want to lend to properties that are in need of repair or have lower occupancies.   With our experience, we have the knowledge and capacity to manage the property should something not go quite right.  We are experienced property owners and managers ourselves which helps us more effectively evaluate and manage risk on the properties we participate in.

Q: What is the minimum investment amount for an investor to participate?

A: Minimum investment amount is $50,000.   We occasionally have direct lending opportunities available for individual investors who wish to finance a single property (typically $150k or more).

Q: Will I have access to my investment capital if I need to make a withdrawal?

A: Monies are committed for a minimum duration of time with the Legacy Growth fund and are invested in deals with durations of 6 months or more.  You should plan your investment amount and financial strategy according to the timelines provided in the fund documentation.

Q: Can I invest using my retirement funds?

A: Yes, you can use a self-directed IRA to invest in our Investors in Action trust deed loans and the Legacy Growth fund.

BORROWER QUESTIONS

Q: What kind of financing programs do you offer?

A:  We typically fund 3 types of projects:

  1. Value Add Commercial properties are typically characterized by having substantial opportunities to increase occupancy, raise rents, expand the number of available units and/or ancillary streams of income.  These improvements help increase the Net Operating Income of the property, and along with it, the marketable property value.  Our lending program for “Value Add” commercial properties is typically 2-5 years in duration.
  2. Our Stabilized Commercial lending program attracts borrowers seeking liquidity on stabilized cash-flowing commercial real estate that have equity.   Our stabilized commercial loans are typically for 2-5 years in duration.
  3. Our Residential program provides funds for “fix and flip” rehab properties that are purchased below market value, repaired in a timely manner then resold at a profit.  Funding is typically for a 6 to 12 month term.

Q: What are the terms for funding a project?

A:  Our terms vary based on a combination of funds needed, equity in the project, potential upside, risk assessment, the borrower’s track record and duration of the project.  Every project is evaluated on a “case-by-case” scenario.

Q: What states do you invest in?

A: We participate in commercial real estate projects nationwide.   Most single family “fix and flip” investment properties are based in Southern California, unless we have a pre-existing relationship and known track record with the rehabber.
