The partners of the fund have over 45 years and $50M of combined real estate investing experience. They have established proven systems for handling all aspects of real estate, and their extensive backgrounds help them identify properties that minimize investment risk.  This includes participation in dozens of properties from self-storage units and mobile home parks to single family flips and vacation rentals totaling over 5000 units.

The Legacy Growth Fund has strict criteria that primarily seeks out opportunities on stabilized commercial properties, or those with significant upside potential, to minimize risk to investors.

We understand that our investors like steady income and minimized exposure to risk, yet still seek out higher than average returns.   With growing turbulence in the stock market and unstable global economics, commercial real estate is a wise niche to consider – particularly in conjunction with reputable operators with experience in cashflowing or “value add” properties.  By managing risk and conservative financing models, the Legacy Growth fund creates an excellent opportunity for its investors to grow their wealth.

TERRI GARNER 

Terri has a diverse real estate investment back ground in real estate.  Purchasing her first piece of real estate in 1996, Terri has personally transacted over $50 million worth of real estate, investing in 21 states around the country.

She has completed multiple single family rehabs and fix & flips, managed 7 long-term residential and vacation rental properties, and is a certified Home Stager. She has managed projects both in state and out of state, successfully completing multiple ventures remotely.  

Terri has acquired and co-operated 18 self-storage properties with the other members of the management team; focused on managing investments and legal compliance. 

Terri holds a Mechanical Engineering degree from Texas A&M University and a Masters of Business Administration from the University of California, Irvine, with exchange certificates from the University of Paris, Sorbonne, and the University of New South Wales Graduate School of Management, Sydney. She graduated with honors from Texas A&M and is a member of the Tau Beta Pi Engineering Honor Society. After 6 years designing satellites for Hughes Aircraft Company, a year as a technical consultant in Europe, and 11 years as a business manager at Verizon Wireless, Terri left Corporate America in 2007 to focus on her real estate endeavors full-time.

ALIA CARTER 

Alia has acquired and co-operated 18 self-storage properties with the other members of the management team. She has spent over 2 decades actively investing in real estate and has been involved in over $50M worth of real estate transactions and 3 investment syndications. She has acquired and operated a 125-lot mobile home park, completed multiple rehab projects, and owned multiple residential rental properties. An expert strategist, Alia has hands-on experience and mentorship in real estate law, property management, mortgage and lending practices, wholesaling, lease options, self-storage and commercial real estate operations. 

Alia served as a Director for several corporate philanthropy programs initiated by Cisco Systems, AOL, Yahoo! and the United Nations, that have raised over $2.5 Billion online for 300,000 charitable causes. In addition to co-creating Investors in Action, Alia and Terri helped found several financial literacy initiatives including a youth-based program called “The Magic of Money” and “Cashflow Divas,” a mastermind group for women focused on creating passive income streams. Alia’s role in the Company is to conduct outreach and investment education.

Alia is a master connector and holds a Bachelor’s degree in Communications from Chapman University and a Certification for Advanced Project Management from Stanford University. She is a licensed real estate broker and best-selling co-author of the book “Initiative”. Alia has actively been investing in real estate since 2002

Giving back to our community has always been a big part of the reason of “WHY” we invest in real estate – it gives us the time, connections and resources to both volunteer and contribute.

Our team has recently supported and volunteered with the following organizations:

  • Junior Achievement – Educating students about workforce readiness, entrepreneurship and financial literacy through hands-on programs.
  • Just in Time – Helping transition-aged foster youth achieve self-sufficiency, well-being and financial independence through mentorship and educational cohorts.
  • R Charity Ranch – Providing veterans and children with special needs a chance to get away from their problems and enjoy family fun.
  • Big Animals for Little Kids – Delivers joy to children in partnership with organizations like Make-a-Wish and Starlight Foundation.
  • Rally for Children – Raises funds to support charitable projects and programs which benefit children.
  • Magic of Money – Co-created with the Invest Club for Women, an interactive program which teaches financial literacy to youth.
  • Math and Science Breakfast – Encouraging junior high girls in STEM-related fields (Science, Technology, Engineering, Math).
  • Solana Center Elementary School Composting – Teaching 2nd graders how to vermi-compost… great for the environment and fun with worms!
  • Fallbrook Food Pantry – Delivering food weekly to local area residents.
  • Fallbrook Land Conservancy – maintaining local trees, trails, and open spaces.
